Property Recapitalization for 3 Senior Housing Projects, Southeast Wisconsin
Acquisition: $42,500,000, $50% Ownership
HCA, in joint-venture with a private capital group, acquired a 50% ownership in three established senior housing properties located across Southeast Wisconsin, providing new capital for restructure of the existing partnerships and upgrades to the properties for the addition of new services. Simultaneously, new financing was arranged for each property securing fixed-rate, long-term debt, which combined with the addition of increased resident services, provides for superior cash flow returns. These three properties, comprising 417 Independent, Assisted Living and Memory Care units, are targeted for a 7 to 10 year investment hold with projected cash flow exceeding 12% annually, 20% IRR and a 2X Multiplier to Investors.
